Synopsis
Building owners face the perennial problems of building defects from day one after completion of the building construction and make worst through negligence of maintenance. Thus, it is imperative that owners and their maintenance workforce should be aware of the kind and nature of defects they will experience through the life span of the properties under their care. Good knowledge of defects will assist and prepare the owners and maintenance personnel to mitigate the defects and assist in lowering cost of maintenance in the long term.
The course covers the common defects like cracks, leaks, corrosion, fungal contamination, condensation, etc. found in buildings which have implications for the occupants of the building. Included in the course is the methodology to identification and diagnosis of defects. Some solutions to the defects will be covered like repair to concrete cracks in masonry walls. The course covers some discussion on the non-destructive investigation (NDT) on welds in steel structures using such tests as MPI, LPI, Ultrasonic Investigation to check for defects in welds. In architecture, some detail discussion on certain elements is included which involves Brick Walls, Masonry Walls, Plastering, Ceramic tiles, Cement floor, Painting, and Vinyl flooring.
Discussions on Building Assessment Rating System (BARIS) will be included with practicing exercises. BARIS is a system to quantify defects systematically and to provide stakeholders an evaluation of the degree of defects realistically. It is hoped that the participant will acquire some basic knowledge in the mitigation of defects that they experience in the properties under their care.
