Synopsis
In the construction industry, all stakeholders such as the clients, consultants, contractors and authorities aspire that the projects are implemented successfully based on scope, cost, time and quality including Safety, Health and Environmental. Upon operation, all stakeholders aspire that the facilities , assets are maintained adequately to ensure that these facilities performed as intended and specified by adhering to best maintenance management practice. Despite all the best management practices and mitigating efforts by all relevant parties, based on observations, there are still occurrences of defects and failures relating to architectural, civil and structural, electrical and mechanical works such as wall cracking, wall slanting, painting peeling off, differential settlement, soil subsidence, steel fatigueless , timber warping, ceiling leaking, slope erosion, slope failure, uneven tiles, air condition malfunctioning, road cracking , roof sagging, shoring and scaffolding for temporary works and accidents at work sites. Thus, it is imperative that these probable contributing factors are ascertained, how to ascertain them , the methods available to obtain these information and the appropriate methods/techniques to be adopted in the construction industry. With respect to time all of the above factors will have to a certain degree affect the stability , integrity and safety of existing buildings , infrastructures and utilities which in turn has direct impact on the performance of the facilities and assets and degradation of their value. So as to be able to address all of the above, it is imperative that all stakeholders acquire the relevant fundamental knowledge and understanding of Condition based assessment .
